Inbizzy, Sydney – Australian pension fund Aware Super has expanded its global footprint by investing in a $1.3 billion portfolio of industrial properties in the United States. The investment was made through a 49 percent stake in a joint venture with Goodman Group, a Sydney-based global real estate developer and asset manager.
Under the agreement, Goodman retains majority ownership and will manage the assets. The initial portfolio includes approximately 2.8 million square feet of industrial and logistics space in Southern California, one of the most competitive logistics markets in the United States. Several facilities are leased to major tenants, including global e-commerce leader Amazon.com Inc.
Aware Super’s Global Strategy
This move reinforces Aware Super’s strategy to broaden its exposure to international assets with long-term growth potential. As one of Australia’s largest pension funds, managing more than AUD 170 billion in member assets, geographic diversification is vital to ensuring stable returns.
Targeting the logistics sector also aligns with global trends showing sustained demand for modern warehouse space, driven by e-commerce growth, evolving consumer behavior, and supply chain efficiency needs. Through this investment, Aware Super positions itself in a sector with strong long-term prospects despite global economic headwinds.
The Role of Goodman Group
For Goodman Group, the partnership strengthens its position as a major player in the North American logistics market. In recent years, the company has accelerated expansion across industrial and digital real estate, including the development of data centers to support the digital economy. The involvement of institutional investors such as Aware Super provides additional capital and enhances its global strategic network.
US Logistics Market Dynamics
The United States remains one of the world’s largest logistics markets, with Southern California serving as a critical distribution hub due to its proximity to international ports, land transport routes, and major population centers. Demand for logistics space in the region remains high, though challenges persist, including land scarcity, rising interest rates, and property valuation fluctuations.
Nevertheless, global institutional investors like Aware Super view the sector as promising, supported by continued e-commerce expansion and post-pandemic supply chain restructuring.
Australian Pension Fund Trends
This deal also reflects a broader trend among Australian pension funds actively seeking opportunities overseas. Given the relatively small size of the domestic market, expanding into the United States, Europe, and Asia is seen as essential to driving asset growth and securing long-term returns.
